"In February 2005, I decided to sell my home of 30 years and return to Ohio.
 My move was known to my whole family. I have a son in law and a nephew who are Realtors.
Franko Ismen became aware of my move through a close friend and immediately began a presentation of himself and his Real Estate Company. Because of his persistence and enthusiasm I chose to list with him as opposed to the family members. This proved to be a good decision at the end. 
My home was located in a $500/$550,000 dollar neighborhood in Pleasant Hill. I felt that my home should sell in the $750,000 dollar range. I listed with Franko and he indicated that I was asking more than the neighborhood would support and indicated a belief that the home should be listed at $700,000 top. Reluctantly I agreed. He immediately started promoting my home, walk throughs, brokers opens, caravans & open houses. Based on his observations with prospects and other agents he advised me that I needed to make several changes in the house, new carpeting and paint and a few other cosmetic changes. I was reluctant to spend the money and instead chose to lower my price, dropping to $680,000 After another Open House and
Agent Walk Through & Brokers Tour Franko advised me that I would either need to consider the changes we discussed or possibly face a much longer listing. After several showings and no offers, I decided to take my wife and move into the home that I had already purchased in
Ohio and leave the house empty and hope that it would move. After couple of weeks I talked with Franko by phone and he convinced me to let him make the changes he recommended. I set a $7,000 dollar limit on expenses and told him to go ahead. Franko personally supervised the entire crew of people. Made a cosmetic change in the fireplace himself and re-listed. After one broker walk through and before the first open house we had an offer $20,000 above asking and at Franko's suggestion I countered for upgrade expenses. We closed the next day at $30,000 above my asking price. Incidentally upgrade expenses actually came in at slightly over $6,000 dollars.
